Responsibilities

The Property Manager oversees the daily operations, performance, and condition of the property. This role focuses on maintaining high occupancy, strong rent collection, effective leasing activity, regulatory compliance, and positive tenant relations while ensuring the property is clean, safe, and well maintained.

 

  • Maintain 95% or higher occupancy and support leasing efforts to minimize vacancy.
  • Achieve near 100% rent collection , following up daily on outstanding balances beginning on the 5th of each month.
  • Issue required notices and initiate eviction procedures when necessary while minimizing eviction cases through proactive communication.
  • Manage leasing and marketing activities, including advertising vacancies, responding to prospects, conducting showings, and executing lease agreements in compliance with fair housing laws.
  • Track and document all leasing activity in the company’s property management system and participate in weekly leasing performance meetings.
  • Work toward key leasing benchmarks including approximately 30% lead-to-showing and showing-to-lease conversion rates , generating some leads through outreach and referrals.
  • Maintain tenant satisfaction and retention with a target lease renewal rate of approximately 80% while minimizing tenant turnover.
  • Conduct bi-weekly community inspections and scheduled interior unit inspections in accordance with company procedures and Director of Operations guidance.
  • Document inspections and property conditions in AppFolio , identify lease violations, and enforce lease compliance.
  • Oversee property maintenance, coordinate repairs and vendors, monitor work orders, and ensure vacant units are quickly prepared and returned to the market.
  • Ensure the property remains clean, safe, and well maintained through regular on-site oversight and daily property visits .
  • Serve as the primary operational contact between tenants, vendors, property staff, and company leadership.
  • Ensure compliance with all federal, state, and local regulations , including fair housing laws and tenant rights.
  • Maintain reasonable flexibility to respond to property emergencies, urgent tenant issues, leasing events, and occasional after-hours showings when necessary.

 

Qualifications

The ideal candidate has experience in property management or leasing operations and demonstrates strong organizational, communication, and problem-solving skills. Successful candidates are proactive, detail-oriented, and capable of managing multiple responsibilities while maintaining high operational standards.

 

  • Experience in property management, real estate operations, leasing, or a related field preferred.
  • Familiarity with property management software (such as AppFolio) or CRM systems preferred.
  • Strong understanding of leasing processes, tenant relations, and rent collection practices .
  • Knowledge of fair housing regulations and landlord-tenant laws preferred.
  • Excellent communication, organization, and time management skills .
  • Ability to coordinate with maintenance staff, vendors, tenants, and company leadership .
  • Strong attention to detail and problem-solving ability in a fast-paced environment.
  • Ability to work on-site and maintain a consistent presence at the property .
