Contracts Manager – Builder / Developer

Location: Midtown Manhattan, New York City

About the Role

A well-established builder/developer based in Midtown Manhattan is seeking an experienced Contracts Manager to oversee contract administration across a diverse portfolio of commercial and mixed-use development projects. This role plays a critical part in mitigating risk, ensuring compliance, and supporting successful project execution from pre-construction through closeout.

The Contracts Manager will work closely with Development, Construction, Legal, Finance, and external partners to manage contracts, negotiate terms, and maintain consistency with company standards and project objectives.

Key Responsibilities
  • Manage the full lifecycle of contracts including drafting, reviewing, negotiating, executing, and closeout
  • Prepare, review, and administer:
  • Owner–Contractor agreements
  • Subcontracts and purchase orders
  • Consultant agreements (architects, engineers, specialty consultants)
  • Ensure all contracts align with company standards, project budgets, schedules, and risk management policies
  • Coordinate with internal legal counsel and external attorneys as required
  • Track contract changes, amendments, and change orders throughout the project lifecycle
  • Support project teams with contract interpretation, compliance, and issue resolution
  • Maintain accurate contract logs, insurance certificates, bonds, and compliance documentation
  • Assist with dispute resolution, claims management, and negotiation support
  • Ensure adherence to NYC and NJ building requirements, labor laws, and regulatory standards
  • Collaborate with project managers during procurement and subcontractor buyout
  • Support audit and reporting requirements related to contracts and compliance
Qualifications
  • Bachelor's degree in Construction Management, Engineering, Business, Law, or a related field
  • 7+ years of experience in contract administration or contract management within:
  • Real estate development
  • Commercial construction
  • Builder/developer environments
  • Strong working knowledge of:
  • AIA contracts and custom agreements
  • Subcontract and vendor agreements
  • Insurance, bonding, and risk allocation
  • Experience working on projects in New York City and Northern New Jersey is strongly preferred
  • Ability to read and interpret construction drawings, specifications, and scopes of work
  • Excellent negotiation, organizational, and analytical skills
  • Strong written and verbal communication skills
  • Proficiency in Microsoft Office and contract management or project management platforms
  • Ability to manage multiple projects and deadlines in a fast-paced environment
